Standard lease terms are 12-months. 6-Month leases are available for an additional $200 per month.
Reserving an Apartment
Once the application process has been completed and you have been approved you may reserve your apartment for up to 60 days in advance. $150 will reserve an apartment for 30 days, $300 will reserve an apartment for 60 days. These payments will be applied toward your security deposit once you complete the lease agreement. Example: $300 deposit to reserve a garden apartment, $625 would be due upon signing the lease and moving in for a total of $925. Once a reservation deposit has been paid Windgate Place will hold the apartment for you, should you decide to not move into the apartment you will forfeit your reservation deposit.
Occupancy limited to a maximum of 3 adults or 2 adults and 2 children per apartment.
We offer a pet-friendly community with the following conditions: Pet shall not be over 75lbs at full maturity, we do not allow any more than 2 pets per apartment or townhouse. We also restrict the following breeds of dogs: pit bull terriers, Doberman pinschers, rottweilers, chows, spitz, wolf hybrids, German shepherds. If your dog is a mix and it looks like a pit bull, we consider it to be a pit bull.
We also reserve the right to have a pet interview to ensure your animal will pose no threat to any of the other tenants they could potentially come into contact with. We also reserve the right to refuse any pet, even if they meet the breed restrictions listed above.
If at anytime your pet becomes a nuisance to either our property management or to any other neighbors we reserve the right to have you remove the pet immediately. If you are asked to remove your pet, the monthly fee will not be charged to your account effective from the date of removal.
There is a one time upfront non-refundable, non-transferable pet fee, and monthly pet rent.
A single pet requires a $300 pet fee and $35 monthly pet rent.
Two pets require a $400 pet fee and $45 monthly pet rent.
Electricity – All units are heated/cooled by electric energy efficient heat-pumps. We estimate the monthly electric expense to be between $75 - $100 depending on weather conditions. (Windgate Place does not offer any units with gas/propane heat)
Cable – All units are wired for Comcast Cable. Windgate Place does not allow any satellite dishes in the community. Comcast rates vary based on the package that you select.
Water - All units have individual water meters and tenants are responsible for their own water usage. Tenants are responsible for their own water, trash, and sewer expenses. Water bills are billed monthly.

Our townhouses are 1,100 square feet and feature a traditional floorplan with a large living room, ½ bath, kitchen and walkout deck on the first floor and two large bedrooms with large closets and a full bath on the second floor. All townhouses are furnished with a refrigerator with ice maker, range, microwave, dishwasher, garbage disposal, and washer/dryer hookup.

Our garden apartments are 1,100 square feet and feature the ease of one level living. These units have 2 large bedrooms, a small office, a living room, a full bath, and a kitchen. All garden apartments are furnished with a refrigerator with ice maker, range, microwave, dishwasher, garbage disposal, and washer/dryer combination.
New residents may move in once all paperwork has been completed and all deposits, fees, and rental amounts have been paid in full. New residents are asked to move-in between the hours of 9am and 9pm. New residents are responsible for connecting the following utilities before moving in.
Telephone, Cable TV and Internet: Available through Comcast or Verizon.
Electricity: You must have this service connected by the time you move in.
Trash, Water and Sewer: Not Included. All apartments are automatically enrolled and separately metered. Individual water, trash and sewer charges apply.
